My seller was one day from closing when Chris at Association One pulled out all the stops to get the documents we needed in order to close on time. He saved the day and we were (and still are) so grateful for his efforts.

I would like to do a shout out to one of our newest members taking care of our property at Diamond Pointe in Mundelein. Renee McCarty has been absolutely fantastic in responding quickly to all of our emails, inquiries, it's so appreciated!

This review is specific to Jake from maintenance. It was discovered there was a lack of heating fins to keep one of the bedrooms warm. Jake installed them professionally and this helps to keep the room warmer, especially in winter. What was equally impressive as his technical abilities was his professional demeanor, sincerity, keeping me up to date on progress, and explaining things thoroughly in a way a lay person can understand. Jake is highly recommended.

I recently had an experience that completely changed my opinion of this property management company. There was a water line rupture between my unit and my neighbor’s, and they handled the situation quickly and professionally. The repairs were taken care of without delays, which I really appreciated during a stressful situation. Additionally, I had fallen behind on my HOA dues, and the CEO personally reached out to discuss it. The conversation was respectful, professional, and solution-oriented. He addressed my concerns directly and worked with me to come to a fair agreement, which showed a level of care and accountability you don’t always see. Overall, I was impressed with how responsive and professional they were, and I appreciate the way they handled both the emergency and the follow-up communication.

I have worked with Association One for several years and from the senior staff of Brian Borchardt & Carl McElroy, to property managers like Marsha Craft & Todd Klohn, maintenance and other support staff, everyone conducts their duties with integrity, care for their customers and communication is never an issue. Association One has been a true partner and it's has been a pleasure working with them.

AssociationOne and Property Manager, Todd Klohn, in particular, have given our HOA a much needed compass for helping direct our affairs in serving our ownership. Todd is proactive, organized, reliable, knowledgeable and trustworthy in his work on our behalf. His fellow colleagues are cut from the same mold as they support Todd and our HOA, accordingly. I have no reservation in recommending AssociationOne for other HOA Boards who need HOA direction.

Association One Is the Right Choice for Your Community

Working with Association One means your association gets more than a management contract. It gets a team invested in long-term community health. Here's what that looks like:

  • 24/7 emergency support because ice dams and burst pipes don't wait for business hours
  • Dedicated community managers who know your neighborhood, not just your account number
  • Transparent financial reporting with monthly statements anyone can read and understand
  • Vendor management and contract oversight that protects your budget
  • Technology-forward homeowner portals for service requests, payments, and community updates
  • Local expertise rooted in Minnesota, freeze-thaw cycles and all
  • Chapter 515B compliance guidance so your board decisions hold up when it counts

Financial Management That Builds Real Confidence

Money is usually where trust breaks down. Homeowners want to know their dues are being spent wisely. Board members need reporting they can present without embarrassment. Association One's financial management services keep everyone informed and the association fiscally healthy.

  • Monthly financial statements with clear, readable formatting
  • Budget development and long-range reserve planning
  • Assessment collection and delinquency follow-up
  • Accounts payable processing and vendor payment coordination
  • Reserve study coordination for major capital projects
  • Annual audit and tax preparation support

Why Choose Association One?

A Local Partner Who Understands What Your Community Actually Needs

Every association has its own personality. Different budgets, different priorities, different headaches. Ramsey communities tend to be family-oriented, relatively new, and spread across a mix of planned subdivisions and townhome developments. Each comes with its own management complexity. A one-size-fits-all approach from a large corporate firm doesn't account for any of that.

Association One operates locally. Our professionals live and work in communities like yours. We know what Minnesota winters do to a maintenance schedule. We know what growing communities need as they add homes and common areas. Residents here take pride in their neighborhoods. They're not looking for a management company that just processes payments and shows up when things go sideways. They want a partner who's paying attention. That's what we're here to be.

Common Questions about HOA Management

Transitions typically take 60-90 days depending on your community's size and complexity. We've refined our transition process to minimize disruption, accessing financial accounts, establishing vendor relationships, and implementing communication systems while maintaining seamless service to residents. Your dedicated transition team handles the heavy lifting so your board can focus on normal community operations.

Most management contracts are annual and include notice periods (typically 60-90 days), but you can initiate a transition at any point. We work with communities switching mid-year regularly. The process requires coordination around financial cutoffs and document transfers, but it's absolutely doable when the current management relationship isn't working.

Call 1-833-737-8663 anytime, day or night. You'll reach trained professionals who can authorize emergency repairs, contact vendors, and coordinate responses, not an answering service that takes messages. We respond 24/7 with our in-house maintenance staff.

Efficient systems and technology reduce time spent on routine tasks, allowing our staff to focus on value-added services. Our regional structure spreads overhead costs across multiple communities, giving you access to specialized expertise without paying for full-time specialists. And our vendor relationships often yield better pricing than individual communities can negotiate on their own. Premium service doesn't require premium pricing, it requires smart operations.

Timeliness, transparency, and clarity. You receive monthly financial statements on time and they are formatted for readability, not just compliance. Income and expense reports connect to budget line items with plain-language explanations of variances. Reserve studies include actionable recommendations, not just replacement schedules. And you can access financial data digitally whenever you need it, without requesting special reports. Good financial management starts with information that boards and homeowners can actually understand and use.
